Question - If it not mandatory for me to have a Home Condition Report, why should I have one?
Answer - YES! YES! YES!
A report on the condition of your property will help make things more transparent when you are marketing
your property. It means your purchaser will have negotiated his offer price based on the condition of the property
and will therefore be unable to renegotiate following the survey.
Take the example of a typical first time buyer;
They currently offer on a property which the seller accepts. The first time buyer pay for their survey and search fees
and the seller pays his solicitor to issue a draft contract of sale. Two weeks down the road the survey comes back telling
the purchaser that the electrics are dangerous and the boiler flue contains asbestos. The purchaser pulls out.
Both parties have wasted money and the vendor has to start the marketing of his property all over again.
Bring on the stress!
A property with a Home Condition Report is more sellable than one without. It is telling a potential purchaser
you are straight forward and up front as a seller.
